Tips for Planning Room Additions in Denver

February 22, 2017

Do you want to build an extra bedroom so you have a space for your guests to stay? Are you thinking of adding a home office so you can finally get some work done after hours? Regardless of what you intend to use your new room for, it’s important to think things through before you get started on this project. Here are some tips to help you plan room additions in Denver:

Determine a budget first.

Figuring out your budget should be one of the first things you do. In fact, this should be done before you even call a builder. Once you do contact a builder, discuss budget in the beginning of the meeting so you know you are both on the same page about what can and cannot be done. Be sure to include a little bit of padding in your budget in case something costs more than you expected.

Visit City Hall.

Your city may have certain restrictions that prevent you from building what you have envisioned, so it’s best to visit City Hall and figure out if there are any constraints you should know about. For example, there may be rules regarding how close a room can be to the property line. If your room addition is pressed up against the property line, you may need to apply for a variance. If this is approved, you will have permission to move forward with the project. What permits do I need for home additions? Find out.

Show your builder existing furniture.

If you have furniture that you want to move into your new room, make sure your builder has seen it before he begins designing and constructing your room. This way, the builder can design the room around the pieces you already have so they don’t go to waste.

Make a list of “special” features.

Sit down with your builder and make a list of must-have features and a list of special features. The must-have features are the ones that have to be included for you to be happy with the room. The special features are those that should be incorporated into the project if you have any extra room in your budget. This exercise will help the builder understand your priorities, and will also reinforce the idea that you are sticking close to your budget and do not want to go over.

Keep consistency in mind.

The new room should flow with the rest of your house, so as you go through the design process, make sure you are keeping some elements consistent with other rooms. For example, if every other room in your home has crown molding, you should make sure you include this in your new room as well.
